Tenant Frequently Asked Questions


What are your office hours?

Our office is open from 9 am – 5 pm, Monday – Friday. We schedule showings for evenings and weekends as well.


How do I apply for a property?

You can apply directly on our website. Just click “Apply Now” on the property detail page. 


What is your deposit policy?

Unless otherwise stated, the deposit is the same amount as one month's rent and is due at the time of the lease signing.


Do you accept pets?

We are very pet friendly! We allow pets in most of our properties, but it is ultimately the decision of the property owner. If you have a pet, there will be a one-time, non refundable deposit of $150, plus an additional $45/month pet fee, per pet.


What is the application fee?

The application fee is $29 per applicant.


How long does it take to process and application?

We do our best to complete your application within one business day.

To help us process your application quickly, please send the following information for every applicant:

 

  • A legible copy of driver's license or photo ID
  • Verification of at least 30 days income (pay stubs)
  • Current landlord's information
  • A photo of your pet
  • Fill out the application completely

 


What are your rental requirements?

In the course of application processing we will perform a background and credit check, verify your current income, and run a verification check with your current or previous landlord.

We look for and review the following:

 

  1. A good rental reference from your previous landlord
  2. Income of at least 3 times the rental amount listed for the address on your application
  3. A minimum credit score of 600.
  4. Criminal and civil court history

 


How do I pay my rent and when?

Rent is due on the 1st of every month and late after the 5th. On the 6th, there will be a $25 late fee assessed to your rent. For your convenience, we offer rent payments online as well as a drop box at our office for after-hours payments. WE DO NOT ACCEPT CASH OR PERSONAL CHECKS. Tenants can make payments in a few different ways:

 

  1. Online Tenant Portal – You will receive an email from us and you’ll need to follow the instructions on how to activate your account. From your tenant portal you can pay rent, request maintenance, and check on existing maintenance. 
  2. Pay Slips – Your personalized payslip can be emailed to you. This barcode is specific to you only and if you take this payslip to any CVS, 7-Eleven or Ace Check Cashing you can pay your rent in cash to the cashier. Please keep all receipts.

My lease is ending soon. What are the next steps?

Prior to your lease ending, we will contact you regarding a possible lease renewal. If you choose to move out at the end of your lease, please first review your lease terms which are found in your online portal. If you have additional questions, please submit them in an email to the office.
